What To Expect In An Escrow Inspection

Termite Inspections… everybody knows you need to get one, but even seasoned homebuyers are often just as unaware as first time homebuyers about what an actual termite inspection IS and what to expect during the process. That’s probably why you hear so many agents say “we will wait until we see the Termite Inspection Report before we get excited,” about many home transactions.

“So what is a Termite Inspection?” Technically, there is no such thing. It’s officially called a “Wood Destroying Organisms Report” and it’s called as such because it includes more than just drywood termites you may potentially need to fumigate your house for. It includes subterranean termites , drywood termites, dry-rot and “pocket rot,” and even Carpenter Ants and Beetles. Why? Because all of the aforementioned pests threaten the structural integrity of the wood the home is built with, hence their title “Wood Destroying Organisms” or “WDO’s”.

Even water-stains and structural flaws that could LEAD to an infestation are noted… that’s why these reports are so long, generally eight PDF pages. Don’t be overwhelmed, however. All of these many findings are conveniently divided into two principal categories called “Section 1” and Section 2” findings. Section One findings are active infestations of live termites, fungus, dry-rot, or other WDO’s. Section Two Findings are conditions that could lead to an infestation. For example, firewood stacked directly on soil, where subterranean termites could easily infest it, or more commonly in Santa Clarita, untreated wood members in attics that could be easily infested with termites, or sprinkler-heads spraying the side of the home, potentially causing a moisture condition termites might exploit.

As I said before, the list of potential problems in a house, especially and older one, can be pretty lengthy so MOST lending organizations generally only require a homeowner remedy the section one findings before completing a purchase. This only makes perfect sense… after all, don’t we take a used car we are going to buy to our favorite mechanic for a brief inspection.
